Porto Montenegro
Lifestyle amenity, hospitality and workplace design across a luxury waterfront destination
SummaryBiofilico worked with Porto Montenegro across a series of lifestyle, hospitality and workplace projects that helped shape the day-to-day experience of this luxury waterfront destination for residents, members, guests and business users.
Rather than a single isolated commission, this was a broader body of work spanning business clubs, coworking, beach club amenities, fitness infrastructure and social hospitality venues. Across these projects, our role moved between concept development, planning, interior design and FF&E procurement, always with an emphasis on creating places that feel more attractive, more usable and more aligned with the quality-of-life expectations of a premium mixed-use destination.
Not every project in this portfolio was overtly “wellness” led, sometimes we win projects based on the level of trust present between client and consultant. But taken together, these various spaces reflect a consistent point of view: that better-designed amenities, workplaces and hospitality environments can materially improve how people spend time, work, connect, move and relax within a destination. That is where wellness real estate and mixed-use destination development merge into one.

strategic partnership
The relationship
Porto Montenegro was a long-term client relationship covering a range of venue-level projects across the destination.
The common thread across the work was the design of lifestyle infrastructure: places that support how people work, exercise, socialise and spend time in a high-end waterfront environment.
Some projects were more business-oriented, some more hospitality-led, and some more active or leisure-focused.
Together, they helped contribute to Porto Montenegro’s positioning as more than a marina development — a place with a fuller, more layered lifestyle offer.
This page brings those projects together as one case study because their value lies not only in the individual spaces themselves, but in the way they collectively strengthened the destination experience.
our design approach
Biofilico approached Porto Montenegro through the lens of lifestyle amenity design.
That meant focusing on four core ideas:
1. Amenity quality shapes destination quality
The appeal of a mixed-use waterfront destination depends not only on residences, hotels or berths, but on the quality of the spaces people actually use every day.
2. Different user groups need different kinds of environments
Business club users, beach club guests, residents, members and sports users all move through space differently. Each venue therefore needed its own logic and atmosphere.
3. Work, leisure and wellness increasingly overlap
Coworking, social hospitality, outdoor movement and waterfront leisure are no longer separate categories. The design of these spaces needed to acknowledge that shift.
4. The destination should feel cohesive
Although each venue had its own role and character, the overall body of work needed to support Porto Montenegro as a coherent lifestyle destination rather than a collection of disconnected amenities.
coworking spaces
Business clubs and coworking
A significant part of the Porto Montenegro work centred on workplace and business club environments, supporting a more refined and lifestyle-oriented approach to working within the destination.
These projects included:
Ozana Business Club
Arsenal Business Club
Innovation Centre Coworking
Across these spaces, the objective was not simply to create functional offices.
The ambition was to design more attractive and more hospitality-aware work environments that could support focus, informal meetings, longer dwell time and a stronger sense of place.
From a Biofilico perspective, these projects matter because they sit at the intersection of workplace design, hospitality thinking and wellbeing-oriented experience.
They show how business environments can be shaped to feel more human, more comfortable and more aligned with lifestyle expectations rather than standard corporate norms.
Ozana Business Club
Ozana Business Club was conceived as a more elevated business and member environment within Porto Montenegro, offering a workplace setting that balanced professionalism with the comfort and social ease expected in a premium destination.
Biofilico’s role covered concept development, planning, interior design and FF&E procurement, helping define a space that could support business use while still feeling relaxed, considered and consistent with the wider quality of the marina environment.
Arsenal Business Club
At Arsenal Business Club, the focus was again on creating a workplace environment that felt more tailored to the setting and the user profile than a conventional office fit-out.
The space needed to support flexible patterns of use, business meetings and quieter individual work, while also fitting naturally into Porto Montenegro’s broader lifestyle offer.
This project reinforced the idea that workplace amenities in premium mixed-use destinations should feel as carefully resolved as their hospitality spaces.
innovation centre coworking
The Innovation Centre Coworking project extended this same workplace logic into a more flexible and contemporary coworking format.
Here, the emphasis was on creating a space that could support a broader mix of entrepreneurs, remote workers, small teams and project-based users, while still maintaining a more design-conscious and welcoming atmosphere than a generic shared office.
Together, the three workplace projects show Biofilico’s ability to work across different sub-types of work environment while maintaining a consistent emphasis on quality of experience.
beach club
Another important strand of the Porto Montenegro relationship was the design of waterfront leisure and active lifestyle amenities.
The Beach Club project focused on creating an environment that could support relaxed leisure use, social interaction and destination-style day life within the waterfront setting.
Biofilico’s role covered concept, planning and FF&E procurement, helping define the physical framework for an amenity that needed to feel both operationally effective and visually appropriate to the wider destination.
This was a hospitality-led project in the clearest sense: shaping how people spend time, arrive, linger and interact in a leisure environment.
beach gym
The Beach Gym added a more active layer to the waterfront offer.
Here, the focus was on creating an outdoor fitness concept that felt appropriate to the site and the lifestyle of the destination, rather than simply placing standard equipment in an exterior setting.
The brief included concept development, planning and equipment procurement / design.
From a Biofilico point of view, this project is relevant because it shows how active amenities can be integrated into a broader hospitality and leisure environment, contributing to a healthier and more experience-led destination offer.
sports bar
The Blue Room Sports Bar brought a more social hospitality dimension into the Porto Montenegro portfolio.
This project covered concept development, planning, interior design and FF&E procurement, shaping a venue where sport, leisure and social use could come together within a setting that felt more intentional and better resolved than a conventional sports bar model.
Within the Biofilico story, Blue Room matters because it shows another side of the amenity mix: spaces not defined by work or exercise alone, but by sociability, atmosphere and shared experience.
wellness lifestyle
Although these Porto Montenegro projects were not all explicitly framed as wellness projects at the time, they can still be understood through a wider quality-of-life lens.
Across workplace, leisure and hospitality, the work supported:
more attractive places to work
better-designed social and hospitality spaces
active outdoor lifestyle infrastructure
more complete resident and visitor amenity provision
a destination that feels easier, richer and more enjoyable to inhabit
That is the Biofilico point of differentiation here. The value of these projects lies not only in what they were individually, but in how they collectively improved the everyday experience of the destination.
Porto Montenegro is an important Biofilico case study because it shows how design can contribute to a mixed-use waterfront destination at the level of individual venues and lifestyle amenities.
Rather than one signature project, this was a portfolio of interventions across:
workplace
coworking
waterfront leisure
outdoor fitness
social hospitality
Together, they demonstrate how destination quality is often built through the cumulative effect of well-considered spaces that support work, leisure, movement and connection.

Outcome

The projects added depth to the amenity offer, improved the quality of key venues, and supported a more layered experience for different user groups across the development.
For Biofilico, they remain a valuable reference for the design of hospitality, workplace and lifestyle amenities in premium mixed-use environments.

-
Matt worked in-house for this developer as Head of MArketing from 2010-2014, then became Brand Director (Fractional) from 2015-2019, after which he provided consultancy services as Biofilico. So this was a long-term client relationship covering multiple amenity, hospitality and workplace projects that are more powerful when understood together.
-
It was both. The Porto Montenegro work spanned business clubs, coworking, beach club amenities, outdoor fitness and social hospitality venues.

Depending on the project, the role included concept development, planning, interior design and FF&E procurement. We also collaborated with the Construction, Operations and Marketing teams to ensure each space was planned, implemented, promoted and operated in a commercially responsible way. In other words, we were asked to stick around to make sure the various spaces performed well as micro-businesses, it was NOT enough for them to look good. inphotos!
